Your piano can be in tune and still feel uneven or sound off. Regulation and voicing bring the touch and tone back to where they should be.
When something feels off, it usually is

Some keys feel heavier or lighter than others
Fast passages don’t respond cleanly
The tone is too bright, too dull, or uneven
These issues come from the internal parts of the piano gradually moving out of adjustment over time.
Regulation (touch)
The action of a piano is made up of thousands of moving parts. As those parts wear and shift, the touch becomes uneven.
Regulation is the process of adjusting those parts back to proper specifications so that:
Each key responds consistently
Repetition works the way it should
The piano feels even across the keyboard
Voicing (tone)
Piano hammers are made of felt, and that felt changes over time as the instrument is played.
Voicing is the process of adjusting the hammers to improve tone and consistency. This can include:
Softening a tone that is too bright or harsh
Bringing clarity to a tone that is too dull
Balancing the sound from bass to treble
